Eviction and Foreclosure Cleanouts by Situation

Cleanouts After an Eviction
Once the 10-day wait after judgment has passed and the writ has been carried out, the unit is back in your hands. What the tenant left behind is the cleanout. Talk to your attorney about how the belongings must be handled before you book a hauler. Then photograph every room before the crew touches anything, so you have a record if the former tenant disputes what was there.
Abandoned Rentals
Tennessee treats 30 days of unexplained absence without rent as evidence of abandonment. Fifteen days of unpaid rent can also count when the tenant has clearly moved out, for example after taking most belongings or shutting off utilities. In that case, the landlord posts and mails a notice, waits 10 days for a reply, then has to remove and store the belongings for at least 30 days. A hauler can do the first move into storage and come back for the final disposal once that period ends.
Tenant Move-Outs and Apartment Turnovers
Most turnovers are legal non-events: the tenant left on time but left a couch, a bed frame and a pantry's worth of trash. These are short jobs. If you manage a complex, bundle several units into one visit.

Bank-Owned and Foreclosure Trash-Outs
A foreclosed house can hold a full household, plus a garage, shed and yard debris. If the bank or asset manager wants dated before-and-after photos for the file, say so at booking. Ask whether the hauler will empty the fridge before hauling it, since spoiled food is the worst part of a house that has sat closed for months.
Realtor Listing Prep
Agents listing an inherited house or an investor flip often need the garage, shed and yard cleared along with the rooms. Yard debris and an old shed are their own jobs; see yard waste removal and shed removal. Give the hauler the photo date, the lockbox code and the name of whoever signs off on the finished job.

Why Clarksville homeowners call Clarksville Junk Haulers
- Your request goes to one local hauler, not a call list
- Ask for the all-in price before anything is loaded
- Free to call; you pay only the hauler, for the job you agree to
- Tell us about stairs, heavy items or a deadline up front
Tennessee Rules That Set the Cleanout Date
Tennessee's Uniform Residential Landlord and Tenant Act applies only in counties with more than 75,000 people by the 2010 census. Montgomery County is far past that line (the city of Clarksville alone counted 166,722 people in 2020), so the act's abandonment rules apply to rentals here. Writs of possession come from a separate chapter that holds them for 10 days after judgment. This page is general information, not legal advice; your attorney or property manager sets the actual date.
